Yesterday was a mix of feelings. Though I was relieved to finally come to terms with the fact that we really were conned- the attorney officially filing the case and setting up serving it to the tenants was still a little gut wrenching. My husband only has been to court once befor (for a speeding ticket 7 years ago) and I never have, so neither of us are familiar with this process. By contrary the con artist has a 5 page report of court cases on casenet. He did claim he was going to be out this weekend- but considering 'I have the uhaul in the driveway' last friday and 'I'll be there befor noon with the rent money' the weekend befor that.... well you probably know how much faith I put in his words at this point.

The bank was able to work with us to an extent, for which we are very grateful. They were able to take the payment down by about half. We'll need to pay a total of $650 and will be settled until Sept 1st (we opted for the extra month in case this drug into August). Then for the next 12 months our payment will go up by about $50 a month to make up for it (very reasonable solution). We have a $500 emergency fund put to the side that we are in the process of cashing out and we should have that the check for that soon to help with the majority of the payment and let us stop worrying so much about the mortgage for a bit.

Yesterday evening we dug under the pumpkin "plant" and carefully broke it into as many of the seedlings as we could, then replanted then in a section of the back of the yard. We probably planted 30 seedlings and if a fifth of those survive the transplanting this fall will be pretty cool =)

A year from now, this mess will only be a vague memory but a lesson in life will be there. I'm about as optimistic and positive a person you will meet so I would view this as a good thing in the long run. And here's the best tip I can give you (and any of my other buddies that have income property). When screening a tenant, make sure that you not only get the name and contact information of their current landlord but their previous one and maybe even two, depending on the situation and here's why. Their current landlord, if they are a terrible tenant, will say almost anything to get their butts out of his place. In the case a the landlords prior, they will tell you the truth since the tenant is already out of the picture. If a tenant prospect refuses to provide this information, move on to the next applicant. Have a great day!
